Every deal is modeled for ROI, IRR and downside risk before it reaches the Executing Team. Assumptions on rent, rehab cost, hold period and exit are documented and stress-tested.

Capitalize

Finance & Funding structures the capital stack from member contributions, bank facilities and partner sponsors, while maintaining reserves and a clear distribution policy.

Improve

Asset Management runs rehab, leasing, entitlement and construction — from single family renovations to rezoning agricultural acreage for commercial use.

Operate

Performance is tracked monthly against underwriting. Contractors, tenants and property managers are reviewed on cost, timeline and quality.

Exit or hold

Sales & Disposition determines whether an asset is refinanced and held for income or sold to realize gains, guided by market cycle and portfolio balance.
